 What’s New for DEWA Approval in 2026-2027

DEWA has introduced several major changes effective January 2026. Here is what you need to know.

First, the Green Compliance Badge is mandatory from March 2026. All contractors must now have this new badge. It requires extra training in sustainability and certification in energy efficiency. We obtained ours in February 2026.

Second, Smart NOC Integration went live in April 2026. NOCs from Dubai Municipality, RTA and Civil Defense are now fully digital and integrated into DEWA’s e-Services 2.0 portal. Processing time has been reduced from five days to two or three days.

Third, updated load calculation standards for the 2026 edition are now in effect. New formulas account for EV chargers, solar integration and smart home systems. Older load schedules from 2025 and before are automatically rejected.

Fourth, Shams Dubai 2.0 becomes mandatory for all new villas from July 2026. All new villa connections must be solar-ready before installation, even if solar panels aren’t set up right away.

Fifth, an extended warranty requirement became effective January 2026. DEWA now requires approved contractors to provide a minimum eighteen-month workmanship warranty. This is an increase from the previous twelve months.

Sixth, the Paperless Initiative 2.0 means all applications, test reports and certificates are fully digital. Physical documents are no longer accepted.

Seventh, the revised fee structure took effect in April 2026. Security deposits have increased. Villas now require three thousand AED which was previously two thousand AED. Apartments now require one thousand five hundred AED which was previously one thousand AED. Connection fees remain unchanged.

For a studio apartment connection, prices range from 3,500 to 6,500 AED. The setup takes about five to seven days. For one to two bedroom villa connection, the price range is nine thousand to fifteen thousand AED and the duration is six to nine days. For three to four bedroom villa connection, the price range is fifteen thousand to twenty two thousand AED and the duration is eight to twelve days.

For commercial shop connection, the price range is seven thousand to twelve thousand AED and the duration is six to nine days. For office spaces between 501 and 1,000 square feet, prices are between 12,000 and 18,000 AED. The setup takes about eight to twelve days.

For temporary construction supply, the price range is five thousand to nine thousand AED and the duration is two to four days. For testing and commissioning only, the price range is three thousand five hundred to eight thousand AED and the duration is one to two days.

For rejection rectification under the 2026 rules, the price is between 2,500 and 6,000 AED. It takes about two to three days. For Shams Dubai 2.0 solar readiness, the price range is four thousand to eight thousand AED and the duration is seven to ten days.

For EV charger pre-installation which is new for 2026, the price range is three thousand to six thousand AED and the duration is two to three days. For green compliance retrofit, the price range is two thousand to five thousand AED and the duration is one to two days.

DEWA’s new 2026 security deposits are excluded from our fees. For villas, the deposit is three thousand AED which was previously two thousand AED. For apartments, the deposit is one thousand five hundred AED which was previously one thousand AED. For commercial properties, the deposit ranges from five thousand to fifteen thousand AED based on load.

We accept the following payment methods. Cash in AED is accepted. Bank transfer to UAE banks is accepted. Credit and debit cards including Visa, Mastercard and American Express are accepted with a two percent processing fee. Cheque is accepted. Cryptocurrency, like USDT and Bitcoin, is accepted.
