What’s New for Electrical Contractors in Dubai
Dubai Municipality and DEWA have introduced several major changes effective January 2026. Here is what you need to know.
First, the Dubai Building Code 2026 edition is now in effect. All electrical installations must meet new safety rules. This means better earthing. It also includes new cable sizing rules.
Second, the Smart Electrical Permit System went live in March 2026. All electrical permits are now issued digitally through the Dubai Building Permit Platform. Processing time has been reduced from five days to two days.
Third, updated electrical load calculation standards for the 2026 edition are now in effect. New formulas account for EV chargers, solar integration, battery storage and smart home systems. Older load calculations from 2025 and before are automatically rejected.
Fourth, mandatory EV charger pre-installation for all new properties became effective January 2026. Every new home and business must include conduit and wiring for future EV chargers.
Fifth, an extended warranty requirement became effective January 2026. Dubai Municipality now needs electrical contractors to offer an eighteen-month warranty. This warranty is for workmanship. It used to be just twelve months.
Sixth, the Paperless Permit Initiative makes all applications digital. Test reports are digital too. Certificates are also digital. Physical documents are no longer accepted for electrical permit applications.
Seventh, revised inspection fees took effect in April 2026. Electrical inspection fees have increased by approximately fifteen percent across all property types.

Common Electrical Problems in Dubai – And How We Fix Them
Dubai’s hot climate and aging buildings create unique electrical challenges. Here are the most common problems we see and how we fix them.
Problem One – Frequent Circuit Breaker Tripping
This happens when circuits are overloaded or when there is a short circuit. In Dubai, this is very common in summer when air conditioners run constantly. We fix this by calculating the actual load on each circuit, upgrading breakers to correct sizes and adding new circuits where needed. We also check for loose connections which cause overheating and tripping.
Problem Two – Flickering Lights
Flickering lights are usually caused by loose wiring connections or voltage fluctuations. In older Dubai buildings from before 2010, wiring connections can loosen. This happens because of heat expanding and contracting. We fix this by tightening all connections, checking the main electrical panel and testing voltage stability. If voltage fluctuations are coming from DEWA’s supply, we recommend voltage stabilizers.
Problem Three – No Power in Part of the House
When some rooms have power but others do not, this usually indicates a tripped breaker, a blown fuse or a damaged wire. We fix this by finding the failed circuit. Then, we trace the fault with circuit tracers. Finally, we repair or replace the damaged section. Most cases are resolved within two hours.
Problem Four – Burning Smell from Electrical Panel
This is an emergency situation. A burning smell indicates overheating wires, melting insulation or a failing component. We solve this by shutting off power to the panel right away. Then, we open the panel to check all parts. We replace any burnt or melted pieces and tighten all connections. We then test the entire system before restoring power.
Problem Five – High Electricity Bills with No New Appliances
High bills often mean there’s a current leak. This happens when electricity escapes through damaged insulation or faulty equipment. We fix this by performing insulation resistance testing on all circuits, identifying circuits with leakage, locating the exact point of leakage and repairing or replacing damaged wiring.
Problem Six – Buzzing Sound from Electrical Panel
A buzzing sound indicates loose connections, failing breakers or imbalanced loads. We fix this by opening the panel, tightening all terminal connections, testing each breaker and replacing any that are failing and balancing loads across phases for three phase systems.
Problem Seven – Lights Dim When AC Starts
This is very common in Dubai villas. When the air conditioner compressor starts, it draws a large current which causes voltage drop and dimming lights. We solve this by upgrading the electrical panel. We add dedicated circuits for AC units. We also install soft starters on AC compressors. Finally, we ensure the main supply cables are the right size.
When to Call an Electrical Contractor Immediately
You should call immediately if you smell burning from any electrical device or panel. You should call immediately if breakers trip repeatedly after resetting. You should call immediately if you see sparks from outlets or switches. You should call immediately if you have no power and resetting breakers does not help. You should call immediately if you hear buzzing from your electrical panel. You should call immediately if lights flicker severely and constantly. Do not wait in these situations as they can lead to electrical fires.
